Will I be able to have visitors to stay?
Absolutely, it’s your home. Visitors are always welcome for an overnight, short-stay or a holiday. Extended stays should be discussed with the Village Manager. You’ll be able to go away yourself knowing that everything is secure and looked after while you are having your break.
Will I ‘own’ my villa?
Our villas are secured under a ‘License to Occupy’ tenure within the Retirement Villages Act, which gives you the right to live in your villa as long as you are able to live independently. Carinity’s in-home support services also help many of our retirement living residents remain safely in their own villa with customised plans for delivering any assistance that is needed.
What are my entitlements when I leave the village?
Your exit entitlement is the amount you paid on entry to the village, less the exit fee. Your villa contract will detail the calculation of exit fees for your specific villa, in line with the Retirement Villages Act 1999. Alternatively, use our online calculator on the Carinity website to get an estimate of your exit entitlement.
What does the general service fee cover?
The general service fee is payable each fortnight which covers the day to day operating costs of the village and maintenance of capital items, such as facilities.
The amount is calculated based on The Avenue’s annual budget and is determined in consultation with you, our residents, each year.
The fortnightly service fees are very comprehensive and cover the following:
Maintenance of:
- Gardens and lawns
- Buildings, roads, driveways, fixtures, fittings, plant and equipment
- Recreational and common areas, such as the Pavilion, swimming pool, village green and bowls green
- Emergency call monitoring
- Council and water connection rates, taxes, charges and any government charges payable
- Pest control
- Electricity for grounds and common areas
- Insurances (except for your personal insurances)
- Management and administration of the village
Will I have access to communal amenities, entertainment and activities?
One of the benefits of living in The Avenues at Fairfield Grange is everything you’ll have at your fingertips. You’ll be able to get involved in as much as you like, or enjoy your time in the peace and quiet.
There will be plenty of activities going on in the community Pavilion. This is generally lead by you, the residents, so you can help ensure there’s something you want to get involved in.
The Pavilion a large function space, meeting rooms, gym, terrace, cafe, bar and billiards. Our outdoor swimming pool will offer ramp access and overlook the village green and bowls green.
Will my villa be fully maintained?
All villas are fully maintained, both inside and out, except for your personal and household items. If you’d like more clarification on what is covered by internal maintenance, please speak to us.
I don’t drive – is the village well connected?
The Avenues at Fairfield Grange will be the perfect location for you! The Precinct is just a short walk across the road, with fresh food and dining options, medical centre and pharmacy. Buses stop on Village Drive and will connect you with the Townsville community. Fairfield Grange will also have a village bus which will be available periodically for travel around Townsville.
What happens if I become unwell?
From time to time you may need a helping hand recovering from an illness or surgery. Carinity Home Care will support you in your home until you’re back on your feet, for as long or as short as you require help. We will also provide support to people living in the wider Townsville community. If you have an existing home care arrangement with another provider, they can still support you at Fairfield Grange – the choice is yours.
You can also recuperate in the knowledge that you have no home maintenance to take care of, and that should you require a stay in hospital, your home will be secure.
Are there community rules?
We will develop community rules to ensure all residents can enjoy a peaceful life at Fairfield Grange. The rules are designed to enhance the lifestyle of our residents in regards to the use, enjoyment and management of our villages. You will find them as an annexure to your contract.
Will I be able to have a pet?
Fairfield Grange will have a pet policy that ensures all residents feel at home and comfortable in our community. The policy will be available to view soon.
Do I have to be a Christian to live at Fairfield Grange?
Everyone is welcome, including those with no defined faith.
